What the inputs mean
Home price and down payment set the loan amount. The interest rate and term drive principal and interest. Property taxes, homeowners insurance, mortgage insurance, and HOA dues are added on top because they are usually part of what you pay each month.
How to read the results
The monthly total is the figure to compare against your budget. Estimated APR folds lender fees, discount points, and other prepaid finance charges into a single yearly cost figure, so it is usually a little higher than the note rate. Use it to compare scenarios, not as a quoted rate.
What it does not include
Your actual rate, mortgage insurance, taxes, and insurance depend on your credit, the property, the program, and market conditions. Use the estimate as a starting point for a conversation, not as a quote.
