Where Each Mortgage Payment Goes
Amortization is the schedule that pays a loan down to zero. Early payments are mostly interest; later payments are mostly principal.
What the inputs mean
Loan amount, interest rate, and term determine a fixed principal-and-interest payment. The schedule then shows how that same payment splits between interest and principal each month.
How to read the results
Watch how the remaining balance falls over time and how much total interest is paid over the life of the loan. Comparing a 15-year and a 30-year term here shows the trade-off between payment size and total interest. Estimated APR folds lender fees, discount points, and other prepaid finance charges into a single yearly cost figure, so it is usually a little higher than the note rate. Use it to compare scenarios, not as a quoted rate.
