A wholesale mortgage is a home loan funded by a wholesale lender but arranged through an independent mortgage broker. The lender underwrites and funds the loan; the broker helps the borrower compare options, gather documents, and guide the loan through the process.
A bank or retail lender generally offers its own mortgage products, pricing, and guidelines. An independent mortgage broker, such as Nathan Williams with Edge Home Finance, can work with multiple wholesale lenders and compare the programs and terms each one offers.
No. Wholesale lending does not guarantee a lower rate or lower costs. It provides access to more than one lender, which creates more options to compare. The best fit depends on the borrower, the property, and the overall loan structure — and sometimes a bank may be a good fit.
A broker reviews the borrower's scenario — credit, income, assets, property, and goals — and compares how different wholesale lenders price and underwrite that scenario. The comparison looks at rate, APR, fees, credits, mortgage insurance, cash to close, and monthly payment.
Some borrowers value having one advisor compare several lenders on their behalf, especially when a scenario doesn't fit neatly into one lender's guidelines. Others prefer an existing banking relationship. Both can be reasonable choices; the broker model's advantage is access and comparison.
