How to read the results

A larger down payment lowers the loan amount and may reduce or remove mortgage insurance, but it also uses more of your savings. Estimated APR folds lender fees, discount points, and other prepaid finance charges into a single yearly cost figure, so it is usually a little higher than the note rate. Use it to compare scenarios, not as a quoted rate.

Keep reserves in mind

Closing costs, prepaid items, and a cash cushion after moving in are separate from the down payment. It is worth planning for all three together.
